Minimal flood risk — outside the 500-year floodplain

What Is Zone X (Unshaded)?

Zone X (Unshaded), also called Zone C on older maps, represents areas of minimal flood risk. These areas are outside both the 100-year and 500-year floodplains.

However, "low risk" does not mean "no risk." From 2014 to 2024, FEMA's own data shows nearly one-third of NFIP claims came from properties outside the high-risk Special Flood Hazard Area. Flash floods, drainage issues, and unusual weather events can cause flooding anywhere.

Flood Insurance Requirements

Flood insurance is not required. However, given that nearly one-third of NFIP claims (2014–2024) come from outside high-risk zones, coverage may still be wise. Preferred Risk Policies are very affordable.
